Brickwater Condos

The Las Vegas real estate market has evolved over the past few years to offer many new opportunities for urban living in the heart of the Entertainment Capital of the World.

Some real estate professionals have termed it the Manhattanization of Las Vegas. High rise condominium towers, lofts, and mid-rise developments are changing the face of the city.

Many of these developments are ultra luxurious towers that will offer residents the same amenities that are found in luxury hotels and casinos along the Las Vegas strip.

The South Las Vegas Strip is the epicenter of new and affordable mid-rise developments. These developments offer young professionals and east coast transplants to enjoy the best that Las Vegas has to offer without the price tag of luxury condos in the heart of the strip.

The Brickwater Condominiums is one of the newest developments coming to the south Las Vegas strip. The design of this development is reminiscent of a Chicago or New York condominium building.

Slated for completion in early 2008, the Brickwater will offer luxury one-, two-, and three-bedroom units. Floor plans start at 850 square feet for a one bedroom condominium.

Designed by the Clerkley-Watkings Group, the Brickwater has a total of 178 condominiums. Prices start at $280,170 for one-bedroom units and go as high as $511,000 for the largest units.

Noteware Development is responsible for the Brickwater Condominiums. This group, led by James Noteware has several other developments around the world. Palmas del Mar in Puerto Rico, The Mirada in California, and Fountain Hills in Arizona are all recent Noteware Development projects.

Amenities include the standard array of stainless steel appliances, granite countertops, and 42” cabinets in the kitchen. Bathrooms come with a separate tub and shower.

The development will offer several excellent amenities for all residents. A modern fitness center allows residents to enjoy an active lifestyle. Pool tables, a game room, and media room offer plenty of entertainment options.

A conference room, party room, and coffee bar are also available for residents. A pool and spa offer an escape from the Nevada sun.

The neighborhood is one of the most convenient in Las Vegas for getting out and enjoying the unbeatable shopping, dining, and nightlife that the city has to offer.

The Las Vegas Outlet Center is just across the street from Bridgewater Condominiums. The most famous brand names in the world can be found along the Las Vegas strip in casino shopping areas as well as at the Fashion Place Mall.

There are several golf courses within a few blocks of the Bridgewater. The Callaway Golf Center and Bali Hai Golf Center are both popular options for residents in the area.

There is always a concert, show, or cultural event on tap on the Las Vegas strip. The Brickwater offers residents easy access to the best events in all of Las Vegas.

The Las Vegas real estate market is going through difficult times. Determining whether to buy a new condominium can be a risky and complicated process. Many areas of the city are seeing a decline in prices, particularly in cases of over development.

The Las Vegas strip, however, has shown some resistance to this drop in prices. While many developments have been cancelled, the most luxurious often sell out on the strip.

The neighborhood is one of the most sought after in the city. The South Las Vegas strip could benefit in the long term from further development of casinos and other entertainment venues along the southern corridor of Las Vegas Boulevard.
