Sullivan Square

Sullivan Square is a new 16.5 acre development project from Glen, Smith and Glen that is going up on Sunset Boulevard at the corner of Durango and I215. Sullivan Square will created its own unique village type of neighborhood with several types of homes available as well as a wide assortment of community type businesses and retailers. The goal of the developer is to not just build homes but create an inviting neighborhood in which to live.

Located in the southwestern portion of the Las Vegas valley, Sullivan Square is going to be a green development. Even the parking plans get into the green scheme. The parking garages aren't underground, but the buildings will be ringed by garden level apartments that will hide the garages from street level. The condos looking down on the garages won't see them either because the roofs will be landscaped, allowing for only a green view below. The entire Sullivan Square project is aiming for LEED certification with its use of environmentally friendly construction materials and methods, low emission interior paints and flooring and high efficiency windows, heating and cooling.

To create a sense of community, Sullivan Square will have its own Market Street that will give the project a hometown feel. The businesses located there will make it seem as though Sullivan Square has been there for generations. Residents can spend an early morning or weekend afternoon strolling down past the dozens of merchants and enjoy the good and services offered in a friendly environment.

You can eat lunch at one of the outdoor cafes or grab a quick cup at a coffee shop. There will be a traditional fresh fish market where you can find something fantastic for your next meal at home. A full service butcher's shop will provide fresh cuts ready to grill. A wine store will be there so you can pick out just the right bottle of chardonnay to go with your meal. And nothing ever smells as delicious as fresh backed goods, which is exactly what you will get at the local bakery on Market Street. Fresh produce stands with healthy fruits and vegetables are available. Then for the final touch, you can stop at a flower shop and pick up a beautiful, fragrant bouquet for your table centerpiece or as a surprise for your spouse.

Sullivan Square will also have a Central Park for its residents. Within that 12 acres of green space the Central Park will encompass 1.5 acres of developed space that will include a dog run, ball park, tennis courts and other amenities.

There are a number of other great features of Sullivan Square. Residents will be able to enjoy the cabanas located outdoors as well as the guest suites that are available. Residents can make use of the wine cellar that will be available for storing those excellent wines bought on Market Street. There is a large sun deck along with swimming pool, hot tub and sauna. A state of the art fitness center with separate men's and women's locker rooms is more than convenient for residents who maintain their exercise schedules. A furnished BBQ area is a great place to entertain on a warm afternoon and the indoor party room is waiting for special occasions with friends and family. There will be movie rooms for viewing DVDs and a billiards and card room where you can go to have a game or two. For residents who need extra space to work away from their office, Sullivan Square will provide a conference room for business meetings.

Concierge and valet service is at the ready as are security guards and a complete video monitoring system for the homes. The garage parking area is also secure, so residents can feel safe no matter where they go in the development.

The types of homes being built in Sullivan Square range from traditional lofts above retail space on Market Street, three story brownstone style town homes, condos in the towers, and terrace residences that feature roomy balconies. The square feet of living space in these homes will vary from nearly 600 on up to over 3,000 per unit. Prices vary accordingly, from the upper $200,000 to past $1.7 million. A total of 1,300 units will be available once the entire project is complete in 2009, and some 150 are ready now.
