What Is a Las Vegas Luxury Condo?
Most if not all of the condos in Las Vegas could be described as “Luxury Condos”. From large projects like Turnberry Place to smaller loft developments, amenities are always offered, security is tight and stunning views are promised.
Is There a Market?
The Las Vegas lifestyle is popular for pleasure-seekers, and the local real estate market is one of the fastest-growing in the country. Due to the incredible demand for housing in this rapidly-growing city, over eighty current preconstruction projects are underway in the downtown Las Vegas area alone.
Investing and the “Condotel”
There is, of course, a range when it comes to Las Vegas luxury condos. Condotels cater to wealthy investors who rarely choose to inhabit the unit, although they do have that option. More often, the owner/investor will commission onsite leasing agents to rent out the property while he or she is away. Many of these condotels are preconstruction projects that sell out before the ground is even broken. Demand for Las Vegas luxury condos is so high that expansion projects often begin less than a year after the initial structure is built. Trump International, Las Vegas’ most expensive luxury condo building, sold out so quickly that plans for another tower began less than a month after the first one went on the market.
Living in a Luxury Condo
However, not everyone looking for a Las Vegas luxury condo wants a condotel lifestyle. Many work near or on the strip and simply want to live in a luxury condo year-round and enjoy the same amenities that a condotel offers. Units of this type are usually more reasonably priced and less ostentatious. The Sandhurst, rising 34 stories high with prices starting at 290k, is meant to appeal to businesspeople interested in a more conservative yet still lavish living environment. Loft luxury condos such as Soho Lofts offer working artists the opportunity to live more functionally by providing the option of converting their bedrooms into studio spaces.
